Moon supervisors approve first two phases of Forest Park project

The first two phases of a residential development that ultimately could bring more than 260 new homes to Moon Township has received the green light from township supervisors.

The board, at its meeting last week, approved the final planned residential development application for phases 1 and 2 of the Forest Park project off Moon Clinton Road.

Those first two phases will feature 49 single-family homes on 62 acres off Pear Orchard Road. The property is zoned R-2 — suburban residential.

The approved phases of development will feature all single-story units, and the development will include a homeowners association.

The approved portion of the project will make up the eastern portion of the overall Forest Park project. Future development areas call for 119 homes built on 94 acres in the central portion and 101 homes on 73 acres in the westernmost portion of the project area.

Developers must submit separate applications for those remaining phases of the project, as last week’s approval covers only the 49 homes in phases 1 and 2.

The project applicant is listed as Forest Park Development, LLC. A search of state records shows it has an address of Mars, Pa., and has been active since October 2022.

The first two phases of the Forest Park project that supervisors approved last week include the construction of a public road with sidewalks, stormwater management, landscaping and visitor parking.

Developers also must landscape engineered steep slopes of 25% or more with trees a minimum of one inch in diameter planted 20 feet on center. All remaining areas of steep slope will be planted with perennial ground cover.

All building elevations must include brick, cement fiber siding material, wood or stone building materials that comprise not less than 75% of the building materials used.

Each unit will have a front stoop or porch with a roof covering it.

The developer also must build, install, operate and maintain the stormwater management system, and also must execute a development agreement with the township.

The developers have been granted a modification that precludes them from having to provide sidewalks along the completed portions of Moon Clinton, Becks Run and Pear Orchard roads due to the general topography in those areas. The applicant has agreed to pay an in-lieu fee for those areas.
